6 Tips to Sell Your Condo for Top Dollar

1. Prep for selling (declutter and stage)

They say first impressions matter, and, in this case, it is no different. Prepping and stagging may sound obvious, but it is one of the easiest things you can do let prospective buyers envision themselves in the space. When people come to see your condo, they don’t want to be distracted by overflowing shelves with personal items, family photos covering the walls, or a kitchen counter covered in your favourite cookbooks. They need somewhat of a blank slate to envision the life they could have there. In the process of getting ready to sell your condo consider renting a storage unit where you can store any excess clutter or personal belongings. We don’t suggest trying to store these items by cramming them in your closet or jamming in them in cupboards, because these are all places a prospective buyer will be checking out. Once you have cleared out some personal items, stagging your place is an extremely effective way to showcase the best your condo has to offer. The time and energy put into decluttering and stagging is well worth the investment when it comes to selling your place for top dollar. 

2. Clean

Having your condo spick-and-span is going to help get that top dollar bid. Before you begin viewings, you’ll want to ensure that you have completed a deep clean. From top-to-bottom, you will want the place spotless. If it is an option, bringing in a professional cleaning team is always worth the investment. Again, prospective buyers want to see the property and its value, not get distracted by the fingerprints all over the windows or the hair all over the bathroom. A thoroughly cleaned place also will indicate to prospective buyers that the condo has been well taken care of and maintained. 

3. Small renovations 

Don’t worry, we aren’t talking about major renos, like tearing down walls or remodelling the entire place. We’re simply talking about minor renovations that are going to create big impact. Start looking at your place through the eyes of a potential buyer. Do you have a toilet that runs 24/7 but somehow have just learned to tune it out? What about peeling paint or clogged sinks? You may have learned to live with, and perhaps even come to appreciate, these little quirks over the years. However, these little quirks may result in potential buyers to look elsewhere. Taking a little bit of time (and yes, a little bit of money) to get these minor repairs out of the way is going to help bring in those offers. 

4. Price your property right

We know you’re wanting to get the best offer possible for your condo. And a huge part of that is actually strategically setting your place at the right price. It’s a bit of a science when it comes to settling on a listing price. Too low and it might leave people with the impression that there is something wrong with it. Too high and it may end up sitting on the market for a long time. Look and see what other units in the building or neighbourhood have been selling for to give you an idea of what an appropriate price is. Now that you’ve done the work to prepare your place it is time to show it off to the world. With the majority of home searches these days being conducted online, you’ll want to make sure your place has maximum online exposure. Especially if you’re looking to sell quickly and for top dollar. How you market your home is going to play a large role in how much it sells for. You’ll want to make sure that your listing is on the MLS for your city, it’s posted on your agent’s site, along with their social media (Facebook, Twitter, LinkedIn). This is where it is important to have professional quality photos to showcase on these sites and platforms, as well as an agent who specializes in your property type. Bottom line: A well marketed property is going to sell faster and for more money.
