The Spring Real Estate Bonanza: How to Make the Most of the Season

Spring has sprung and if you’re looking to buy a home, now is the perfect time. While each season has their own advantages, spring tends to be a crowd favourite for prospective homebuyers. And we couldn’t agree more. In Canada, spring is when we awake from our sleepy winter slumber that has kept most of us hibernating the past several months. It’s an exciting time of year and as the temperature starts to heat up here so does the real estate market.

Why is spring one of the best times to purchase your new home?

Curb appeal

Homes are simply looking their best this time of year and let buyers see homes in their full bloom potential. Spring is when homes step into their glory – the grass is green, the garden looks fantastic, and the sun is perfectly reflecting off the front living room window. What’s not to love? Seeing homes in this light lets you, as the potential home buyer, see exactly what this home has to offer. Homes in the springtime are like peacocks with their feathers fully spread out – showing off at how fabulous they are. What is not to love about that?

More homes on the market

Like clockwork, spring rolls around and the ‘for sale’ signs start to pop up. The number of homes on the market starts to ramp up in early spring as the market wakes up from its own winter slumber. When you decide to buy in the spring there is a healthy number of homes on the market, which is obviously great for perspective buyers as it means there are more options to choose from. More homes on the market means there is a less of a panic that you won’t find something that is a) in your budget, b) works for your or your family’s lifestyle, and c) that you like. Simply put, more homes = more options. If you’re looking for a home, this spring is the best time to have the most options available to you.

Sellers are motivated

With spring comes a level of newness and excitement. With this, sellers are also excited and motivated to sell so that they can also start their new chapter, whatever that is. Many sellers have taken time over the winter to prep their homes (paint, repairs, renos, staging, etc.) for spring. Once spring finally rolls around many sellers are motivated to get the ball rolling so they can also start their moving process.

Better weather

Buying in spring offers some of the best house hunting and moving weather. Not too cold not too hot, just right. Hunting for a home in spring weather makes for a much more pleasurable experience. And when it comes time to actually move, you’ll be in and out of the house loading and unloading cars and trucks and having nicer weather to do this in will make the world of difference. Choosing to move in the spring can offer gorgeous weather to make for a much more enjoyable situation. Moving can already be extremely taxing and stressful, so minimizing any opportunities for extreme weather situations, like blizzards and heat waves, is a strategic move and can provide an overall more positive experience.

Enjoy the summer in your new home

Buying your home in the spring is a great decision if you are looking to enjoy your summer. No one wants to be inside unpacking dishes or painting bathrooms in the middle of summer. And we don’t blame them. Many people also plan for travel or vacation in the summer, have weekend camping or cottage trips planned, kids camp, or are visiting with family and friends. And if you’re in the process of still unpacking and settling in during the summer at least the most stressful part, the actual finding and purchasing of the home, is out of the way! The benefits of a spring purchase means that you can enjoy most of or all of your summer in your new home.

Great time for families

Moving just yourself or you and your partner can be stressful but adding children into the mix is a whole other ballgame. Moving in the spring means you are settled into your new home over the summer months where the family can enjoy the new home together. Deciding to buy in the spring also has the advantage of being fully settled before the start of the new school year.
