Ottawa’s condo market soared in 2020 with record breaking sales – both in terms of units and price per square foot. With adjectives such as “stable” typically being reserved to describe Ottawa’s slow to appreciate condo market, patient investors and condo owners are reaping in the benefits and enjoying this period of boom. While cities such as Vancouver and Toronto are typically described as “boom towns”, the global pandemic has shuffled the deck and these larger markets are now hit or miss in terms of equity growth and are being described as “stable” overall.
Luxury condo sales in Ottawa increased by 10.17% in 2020 with 130 luxury units sold year to date versus 118 luxury units in 2019. The average price per square foot in 2019 was $553 and $581 in 2020, an increase of 5%.

Cathedral Hill located at 428 Sparks Street in Downtown Ottawa had an average price per sqft of $724.
The Merit located at 108 Lisgar Street in the Golden Triangle had an average price per sqft of $734.
The Vibe located at 118 Holmwood Avenue in The Glebe is the second most expensive building with an average price per sqft of $775.
