Toronto is a pricey town; this holds true even in the midst of a global pandemic. Even though many measures show that the Toronto condo market has taken a substantive toll resulting from the pandemic - the metric average price per square foot tells a slightly different story.
A key metric that supports the downturn thesis is the total number of luxury condo units sold. At the height of the pandemic, there was a 25.48% decrease in the number of luxury units sold in 2020, 1,485, vs 2019’s 1,993 units sold. On the flip side of this and despite the decrease in the total number of units sold, the average price per square foot for a luxury condo in Toronto was $1,060.00 versus $1,024.00 in 2019, an increase of 3.52%.
For many condo enthusiasts/investors in the Toronto condo market, the metric of price per square foot remaining constant in luxury condos is a reassuring one. Whether it is a stock trade or a real estate trade, the fact that investors are not willing to sell at a price per foot lower than where they purchased at in the luxury condo market reinforces the “Long Toronto” thesis and will give the city time to heal from the results of the pandemic without hysteria.

Four Seasons Private Residences in Yorkville had an average price per sqft of $1,886.
80 & 100 Yorkville Residences in Yorkville had an average price per sqft of $1,898.
36 Hazelton in Yorkville had an average price per sqft of $1,930.
33 Jackes Condos in Summerhill had an average price per sqft of $1,999.
Taking the #1 spot - The most luxurious building in Toronto in 2020 is 77 Charles West in Bay Street Corridor with an average price per sqft of $2,213.
